PG in HSR Layout: Complete 2026 Guide for Tech Professionals Near Bangalore's Major Tech Parks

If you've just accepted a job offer in one of HSR Layout's tech parks - Kalyani Tech Park, Prestige Tech Park on the Outer Ring Road, or somewhere along the Sarjapur corridor - you've probably already opened five browser tabs trying to figure out where to live. Most of them probably said "PG in HSR Layout" is a great area!" without telling you much useful.

Complete Guide to Finding a PG in HSR Layout

So here's something more practical.

Why HSR Layout Works for Tech People

HSR Layout sits between Electronic City to the south and Koramangala to the north, with the Outer Ring Road running through it. That location matters a lot if your office is anywhere on the ORR stretch from Bellandur to Marathahalli, or if you're at one of the Electronic City phase campuses.

The commute from HSR's inner sectors (Sector 1-3) to most ORR tech parks is 20-35 minutes by auto on a normal morning. Not zero, but manageable - and significantly better than commuting from Whitefield or Hebbal to the same offices.

Beyond commute, the neighbourhood has a functional density that takes a while to appreciate.

There's a supermarket every few hundred metres. Banks, pharmacies, and laundries are scattered through the sectors rather than concentrated in one market. That matters when you're working 10-hour days and don't want to plan errands around a single shopping trip.

What "Near Tech Parks" Actually Means in HSR

People use "near tech parks" loosely. In practice, the pockets that give you the best access are:

Sector 2 and Sector 6 are the most requested sectors for ORR commuters. They're well-connected to the HSR-Agara junction, where a lot of the cab pickup points concentrate. Most people working at Kalyani Tech Park or RMZ Ecospace (technically in Bellandur, but a standard ORR destination) find this corridor convenient.

27th Main and the areas around BDA Complex tend to attract people whose offices are in Koramangala or the Ibbalur stretch. The roads are wider here compared to the inner sectors, and autos are easier to flag down in the mornings.

Sector 7 towards Agara Lake is quieter and slightly cheaper, but you'll add 10 minutes to any ORR commute. Some people are fine with that trade-off, especially if they work from home part of the week.

Types of PGs Available and What to Expect

HSR's PG market is broad, and the quality range is real.

Standalone PGs are individual houses converted into paying guest accommodations, usually run by the owner or a family member. Rents typically fall between ₹8,000 and ₹14,000 for a shared room, depending on sector and furnishing. The upside is that negotiations are possible and landlords are often flexible on lease terms. The downside is that maintenance is inconsistent - some of these places are well-maintained, others aren't, and you usually can't tell until you've moved in.

Managed accommodation providers run purpose-built or retrofitted properties with standardised amenities: WiFi, housekeeping, meals, and 24-hour security. Stanza Living is one of the more established options in HSR, with properties across multiple sectors and consistent house rules that take a lot of the guesswork out of moving in. Rents start around ₹12,000 for a shared room and can go to ₹22,000 or more for a private room with attached bath. The predictability matters, especially if you're relocating from another city and don't have time to inspect ten different properties before your joining date.

Independent flats on shared rent are a third option that often goes underexplored. Four people splitting a 3BHK in Sector 2 can each pay ₹9,000-₹11,000 all-in, including maintenance. The catch is coordination - finding flatmates, handling the lease, managing utility bills - which is more friction than most new joiners want in their first month.

What to Check Before You Sign

A few things that don't always make it onto property listing pages:

Water supply schedule. Borewells in some parts of HSR are inconsistent, particularly in the drier months (March to June). Ask specifically about water availability - not just whether there's a borewell, but whether it runs daily.

Generator or inverter backup. Power cuts in HSR are infrequent compared to, say, Electronic City, but they happen. Check if there's backup for fans and lights at minimum.

Parking. If you have a two-wheeler, ask upfront. Several PGs in the inner sectors have no dedicated parking, and street parking in HSR's narrower lanes can be genuinely annoying.

Noise. Some of the main roads through HSR - particularly the stretch near HSR Club Road and the BDA Complex junction - get noisy through the evening. If you're a light sleeper or you WFH regularly, it's worth visiting the property in the evening, not just at 11am on a Sunday.

Food. If meals are included, eat there once before committing. Tiffin-based meals and "home-cooked food" can mean very different things across different properties.

Approximate Rent Ranges (2024-25)

Room TypeStandalone PGManaged Provide
Shared (2-Sharing)₹8,000-₹12,000₹11,000-₹16,000
Shared (3-Sharing)₹6,500-₹9,000₹9,000-₹13,000
Private Room₹14,000-₹20,000₹18,000-₹26,000

These are indicative. Sector 2 and 6 properties run 10-15% higher than comparable rooms in Sector 7 or the areas further from Agara.

Practical Tips for Searching

Visit in person if you can. Photos are selected to make every room look larger than it is. The actual square footage of a "spacious double-sharing room" in HSR can vary from genuinely comfortable to two people with their suitcases eating most of the floor space.

Search sector-specifically. Searching "PG in HSR Layout" returns a mix of properties across a 10 sq km area. Narrow it down to the sector closest to your office pickup point, then search from there.

Check the deposit terms clearly. Standard deposits in HSR run 2-3 months of rent. Some managed providers are down to one month or zero, which makes a difference when you're relocating and managing multiple upfront costs.

Ask about the notice period. Three months is common in HSR for standalone PGs. If your project ends early or your plans change, that notice period can be an expensive constraint.

HSR vs. Neighbouring Areas

HSR doesn't work for everyone. If your office is in Whitefield, the commute from HSR becomes painful - you're looking at an hour or more on most mornings. In that case, Marathahalli or Brookefield are better anchors.

If your office is in Electronic City Phase 1 or 2, HSR's southern sectors are doable, but Bommanahalli and parts of Hongasandra will get you closer.

HSR makes the most sense if your office is anywhere on the Bellandur-Kadubeesanahalli-Marathahalli stretch of the ORR, or if you're at one of the Koramangala-adjacent tech parks. For that geography, it's one of the more practical options available.

Finding a PG in a new city is largely a logistics problem. The neighbourhood is good, the supply is decent, and the price range is wide enough to fit most budgets. The main thing is to not search too broadly and not commit too quickly - give yourself a few days to compare at least three or four options before signing anything.
